Commercial Superintendent

We are seeking an experienced Commercial Superintendent to oversee the daily operations and maintenance of four commercial properties located throughout Long Island. The Superintendent will be responsible for ensuring that all buildings are well-maintained, safe, and operating efficiently while providing excellent service to tenants and ownership.Key Responsibilities:Oversee the day-to-day operations of three commercial propertiesPerform routine inspections of buildings, grounds, and mechanical systemsCoordinate and supervise maintenance, repairs, and preventative maintenance programsRespond promptly to tenant service requests and building emergenciesWork with property management to prioritize repairs and capital improvement projectsSupervise and coordinate outside vendors and contractorsEnsure compliance with all safety regulations and building codesMaintain accurate maintenance records and service logsMonitor building systems including HVAC, electrical, and plumbingAssist with budgeting and cost control for maintenance expensesPerform light repairs and hands-on maintenance as neededEnsure properties remain clean, safe, and professional in appearanceParticipate in on-call rotation for emergency situationsJob Requirement:5+ years of experience as a Commercial Superintendent, Building Superintendent, or Facilities ManagerExperience managing multiple commercial properties preferredStrong knowledge of building systems including HVAC, plumbing, and electricalExperience supervising vendors and contractorsAbility to troubleshoot maintenance issues independentlyStrong organizational and time management skillsExcellent communication and tenant-relations skillsBasic computer skills for work orders and reportingValid driver’s license and reliable transportationPreferred Qualifications:Experience with office buildings, retail centers, or mixed-use propertiesOSHA or safety training certifications a plusTrade experience (electrical, plumbing, carpentry, or HVAC) preferredPhysical Requirements:Ability to lift up to 50 poundsAbility to climb ladders and stairsAbility to work indoors and outdoors in varying weather conditions
