Job Summary: Manage, plan, organize, assign, review, and supervise the activities of the Maintenance Technician work group and Custodian work group to ensure LHA properties are properly and efficiently maintained and the general appearance and upkeep of the interior and exterior maintains a high quality aesthetic. Manage the electronic work order system in the maintenance, repair, and replacement of various electrical, mechanical, and building infrastructure systems. Provide direction and assistance to ensure projects, preventative maintenance, and repairs are scheduled and completed within established timeframes. Lead and assist with special projects. Manage automated controls to monitor and adjust the operation of building systems. Provide oversight of contracted maintenance work. Perform skilled and semi-skilled maintenance tasks for a variety of construction trades within LHA buildings. Essential Responsibilities: Incumbent is accountable for all duties of the job and other assigned projects. Responsibilities may be added at the LHA's discretion.• Organize, lead, schedule, direct, and perform building maintenance tasks involving heating and air conditioning (HVAC), building automation systems (BAS), electrical systems, mechanical systems, plumbing systems, hardscape infrastructure, fire and security systems, keyless entry systems, and other maintenance repair and installation work.• Monitor, direct priorities, and oversee direct reports' completion of daily work orders using LHA's electronic tracking or other systems.• Establish and maintain staff accountability for accurate, legible, and timely records of daily work orders, completion checklists, preventative tasks, and special projects for the work team.• Hire, develop, guide, and mentor employees toward exceptional performance in a manner consistent with LHA values and expectations.• Utilize a variety of communication skills to fit the audience or gravity of the situation, including using effective de- escalation techniques when addressing conflicts, stressful situations, or challenging interactions.• Provide or recommend training to staff on standard practices, safety, new equipment, technical support, professional development, and personal/team building skills.• Provide leadership and direction on special projects for the work team to take advantage of unique funding opportunities, improve building operations, or give staff members opportunities to grow skills.• Lead, monitor, oversee, and assist with capital project implementation.• Assist in the development and implementation of LHA goals, objectives, policies, and procedures related to maintenance and custodial activities.• Coordinate, identify, troubleshoot, and perform proper repair techniques on all facility systems.• Guide, mentor, and train staff on the proper repair techniques including troubleshooting; operating building automation systems; standard practices; safety; and use of equipment and hand tools.• Perform purchasing-related tasks such as working with vendors, obtaining quotations, and issuing contracts. Prepare schedules and specifications for contracted work. Coordinate, monitor, and review contractor's work. Review and approve pay applications and invoices for payment. Manage and track ongoing warranty periods.• Provide guidance on budgeting processes and approve credit card purchases for direct reports.• Implement and coordinate an inventory management system to maintain proper supplies levels at the properties and implement efficiency and cost saving strategies where possible.• Coordinate, schedule, and conduct inspections for preventative maintenance of LHA facilities and equipment.• Manage and track operating condition of LHA equipment. Monitor inventory and manage adjustments, repairs, and replacement in alignment with budget.• Identify future needs and improvements for potential efficiency enhancements to standard operating procedures for the work team.• Work with a variety of hand tools, power tools, computer equipment and software, smart phone applications, and test equipment.• Respond to service calls, and support the Maintenance Tech staff with rotating "on-call" responsibilities, with an• ability to respond to a site within the established timeframe.• Respond to emergency situations on an as-needed basis, providing direction maintenance staff as needed.• Ensure maintenance of LHA owned equipment, whether in-house or with vendors.• Stay abreast of industry trends on new equipment and operational improvements and recommend equipment and service upgrades. Required Qualifications: Combination of education and experience equivalent to specialized technical training and five or more years of increasingly responsible experience in the facilities maintenance field or construction work. At least one year of supervisory experience required or demonstrated leadership skills/training in supervision. Supervision, leading a work team, and effective communication techniques. Building efficient systems for workflow management, staffing capacity, tracking, reporting, inventory management, and preventative maintenance planning. Methods, materials, tools, and equipment used in building maintenance tasks and troubleshooting involving, heating and air conditioning (HVAC), building automation systems, electrical systems, mechanical systems, plumbing systems, hardscape infrastructure, and other maintenance repair work. Occupational hazards and standard and specialized safety procedures necessary in the workplace. Budget planning and cost control, including estimating labor/material costs, tracking expenses, and identifying cost-saving opportunities. Possession of a valid Colorado driver's license.Selection process will include complete job description review, personal interview, background investigation, criminal background check, physical abilities testing and substance screening. Working Environment: This job is a working supervisor position. Approximately one half of the job is performed in an office environment but may require frequent field visits and inspections, including the use of personal protective equipment and working in or near areas requiring compliance with special safety procedures. The office portion entails frequent sitting and the ability to use language and math, reason and solve problems, and interpret maintenance-related materials. The position requires working under stress, managing multiple tasks concurrently, handling frequent interruptions, and exercising sound judgment.
